VennCap Real Estate are pleased to announce recent lease deals with Empower Health Care and JBC Corporate at 16 Parliament Place, West Perth. Taking out the entirety of the ground floor, Empower Health Care are a new tenant and have signed a five-year agreement from late 2021.
Empower Healthcare Lease
“Empower Healthcare saw an opportunity to upgrade their previous accommodation while moving to a more user-friendly area for their staff and clients alike with easier access,” said JLL Director of Office Leasing WA, Mitchell White.
“Given the nature of their business, the ground floor tenancy was very suitable and the ability to inherit an existing fit-out and only need to make minor adjustments to it, meant the tenancy fit within their budget. The new lobby, end-of-trip amenities and exterior signage were huge factors in them committing to the move.”
JBC Corporate Lease
JBC Corporate will start their new five-year agreement in July 2022 and will be located on level 3.
“The tenant are in an aggressive growth phase and were looking to relocate to a tenancy which catered for their immediate requirement but also allowed the potential for future expansion. The comprehensive refurbishment schedule undertaken at the property played a big part in their decision, with the brand-new end of trip facilities being a big draw card for their staff and the new lobby aligning with the premium experience they are looking to offer their clients.
“Coupled with the opportunity for exterior signage and exposure, 16 Parliament Place ticked a large range of boxes. The ability to repurpose the existing fit out was also seen very favourably as it allowed them to take the majority of their incentive as abatement.”
