Tim McEnallay is a career property professional with over thirty-five years real estate experience. Tim has a background in all disciplines, including office, retail, industrial, project leasing, property management and asset management across all major national markets. At VennCap Tim is responsible for sourcing acquisition opportunities across Australia & New Zealand as well having responsibility for the asset and property management within the business.

Tim has successfully led successful refurbishment and leasing programs, for significant office and industrial projects both in a direct capacity as well as in project leasing roles. He has an Associate Diploma in Business (Valuation) and holds real estate licenses in NSW, Victoria, Western Australia and New Zealand.

Tim Rich is a qualified Chartered Accountant and Chartered Secretary.  He has extensive experience in creating businesses and business structures, and in originating and managing transactions.  He has international and domestic experience in Real estate covering origination, asset and property management, funds management, finance, tax and administration.

He has been involved in the establishment and running of businesses in the UK, US, Asia and domestically.  He has been directly responsible for the acquisition of over $1bn of real estate assets over the last 20 years and has created numerous funds and asset holding structures.  He has broad experience in both strategy and business planning and implementation activities.

Kim is the Property Administrator for VennCap Real Estate and has worked with the firm since October 2014. She is responsible for the internal systems and day to day administration functions for the properties under management. Kim has significant experience in managing real estate transactions and also with associated general accounting and administrative requirements.

Kim is also directly involved in the management of the properties and is the first point of contact for the on-site operational staff, in dealing with tenants and coordinating necessary works and repairs. She is very organised and has excellent attention to detail which is beneficial to ensure the properties are maintained to meet stakeholder expectations.

Erina has 10 years of property experience including 5 years in commercial property management roles with portfolios in Sydney and Melbourne. She is experienced in the management of investment property assets across office, retail and industrial assets. Erina holds a Diploma in Property and Facilities Management and is currently completing a Masters of Business Administration (Property).

Erina has previously worked for both Government and private sector clients and has a good understanding of the property market, offering valuable experience and knowledge in this field.

Elaine has 5 years of property accounting experience covering commercial, retail and residential properties. Elaine joined VennCap Real Estate in early 2018 as our Property Accountant and is responsible for all general record keeping, month end reporting, tax and day to day financial transactions across all Australian & New Zealand properties in the portfolio. In addition, Elaine is involved in the preparation of annual budgets, forecasting, business plans and annual outgoings reconciliations. She is highly proficient in both Yardi and Xero accounting systems. Prior to joining VennCap, Elaine worked as a property accountant for a Sydney based valuation company.

Elaine holds a Bachelor of Business, majoring in Accounting (UTS).

37 & 41 O’Connell Terrace, Bowen Hills

VennCap acquired 37 & 41 O’Connell Terrace in November 2016 for $52 million, showing an initial yield of 6.39% with a WALE of 17 years.

The building is underpinned by long term leases to Brisbane City Council occupying 60% of the building and Queensland Government occupying 30% of the building.

The building was acquired with three vacant tenancies, all of which were leased within the first six months of ownership.

87 Marsden

87 Marsden St, Parramatta

VennCap acquired 87 Marsden Street in January 2015 for $33.15 million with a WALE of 2.88 years.

In the first twelve months of ownership, the lease with the anchor tenant over 45% of the building was extended resulting in a substantially improved WALE.

The building continues to grow in value in one of Australia’s strongest office markets. Plans are currently underway to upgrade End of Trip Facilities and refresh the ground floor lobby.


50 Margaret St, Sydney CBD

VennCap was appointed in early 2015 to oversee the existing leasing agents. In our role, we drove the leasing strategy, increased asking rents and added to and improved the marketing strategies.

In April 2016, our appointment was extended to include the property management role. During the term of our appointment we have renewed leases over 40% of the building and overseen new tenants leasing 39% of the building. In addition to the traditional property management duties, we have been involved with the creation of EOTF, lobby refurbishments and floor refurbishments.

50 Margaret is owned by a Singapore based investor.


22 Pollen St, Auckland

VennCap acquired 22 Pollen Street in May 2018 for $38 million with a WALE of 6 years.

The building was acquired with an appropriate rental guarantee from the vendor to cover the existing vacant tenancies.

The building is newly constructed and developed by a well regarded local New Zealand developer.


Gold Fields House – 1 Alfred St, Sydney

VennCap was appointed by Valad Property Group in January 2013 as the leasing coordinator for office space at Goldfields House in Sydney.

In the two-year period of our appointment we oversaw the leasing of over 7,000 square metres of office space. In addition, we drove the marketing program, liaised closely with external agents, managed the speculative fit out of five floors (circa 5000 square metres of office space) and worked closely with the building owner to ensure their objectives were met.

In early 2015, Goldfields house was sold for $425 million.
